Buying a home can be overwhelming and sometimes stressful. I am here to help take away the stress and worry. The following is the process involved in purchasing a home.
Determining Your Must Haves and Wants
We will arrange a meeting to establish your purchasing profile. We will work together to define your specific needs and wants, including; location, price range, size, and style of home. I will use my knowledge along with your criteria to narrow the search down to only the most suitable properties.
Looking at Homes
The next step is to look at properties that match your search. I will set up an email client portal for you so that you receive all suitable new listings as soon as they are listed! When you have decided which ones you would like to see, let me know and I will book the appointments for us to view the homes you have chosen. It is best not to see more than four or five in any given day as it can be overwhelming. I have a system in place to help you eliminate the homes which are unsuitable while also keeping track of ones that are.
Making an Offer
Once we have found your perfect home, it's time to make an offer. Together we will review comparable recent sold properties to help you establish an offer price. We will also discuss the various terms that can make your offer attractive, giving you the best chance of having your offer accepted.. I will vigorously negotiate to obtain the best possible price for your new home, continuing to negotiate until your offer has been accepted.
What's Next?
What happens once your offer has been accepted? It is likely your offer will have contained conditions, such as a home inspection for example, which will need to be satisfied. I will ensure all conditions are met and also guide you through the deposit process.
Firm Sale
Once the deposit has been delivered and all conditions met, I will provide you with a buyer package containing detailed information of what to expect between the time your offer firms up and your closing date.
Post-Closing
Our relationship extends well beyond closing. I will stay in touch post-closing to ensure you are happy with your new home!
